Blind Children's Center
Urban Design Center is serving as the Project Manager for the Blind Children Center's Facility Renovation of its two-story 12,642 sq. ft. concrete childcare facility and playground located at 4120 Marathon Avenue in Los Angeles. It was commissioned by the Delta Gamma Sorority in 1948 with renowned architect Paul R. Williams as the first nursery school dedicated to providing early childhood development for children who are blind, visually impaired and those with multiple disabilities.
Founded in 1938, the BCC is a 501(c)(3) nonprofit organization that provides free high-quality early childhood education programs for children from birth to 5 years-old (Head Start, Early Head Start, CA State Preschool). Please note that it is the intention of BCC to seek historic and cultural monument designation for the center based on the significance of Delta Gamma’s leadership, the contributions of Paul R. Williams as a leading African American architect in the design industry and certain building features which can be deemed historically significant and worthy of preservation.

Legal Aid Foundation
The concept for Legal Aid Foundation of Los Angeles' (LAFLA) proposed new building calls for the demolition of the 1954 constructed existing two-story facility and the new construction of a three-story structure with 9 onsite parking spaces. The demolition of the building includes the removal, preservation and reinstallation of the existing Willie Herron, III designed Historic Joaquin Carrillo Murietta mural which he installed on the building over 50 years ago!
The new design was created by House & Robertson Architects to embrace the design, zoning and planning guidelines outlined in the Los Angeles County General Plan, East Los Angeles Community Standards District (CSD) Community Plan and zoning regulations. Craig Lawson & Associates served as the entitlement consultant. Curtom Dunsmuir is the general contractor.
Urban Design Center is serving as the owner's representative / project manager for this third engagement with Legal Aid Foundation. UDC served as the fund development consultant for LAFLA’s $27 million 50,000 sf headquarters also designed by House & Robertson located at 1550 W. 8th Avenue @ Union in the Westlake area of Los Angeles. Advised the executive team and Board of Directors on the process to obtain New Market Tax Credit financing and grants from the S. Mark Taper Foundation and W. M. Keck Foundation. UDC also assisted with the value engineering process to facilitate retaining the 4th Floor conference center and community garden in the project scope.
Previously, from 2006 to 2008, UDC served as the project manager, landuse and resource development consultant for LAFLA’s South LA office which included the conversion of a post WWII era concrete in place public library building and an adjacent house into new office spaces, a community atrium and a parking lot at 246 & 256 W. 70th Street. UDC obtained the Parking Variance, Conditional-Use Permit and Mitigated Negative Declaration entitlements. House & Robertson Architects, Inc. designed both buildings.

Stocker Street Creative
Stocker Street Creative will be located in Baldwin Hills on 5.5 acres on Stocker between Don Felipe and Santa Rosalia. The goal of Stocker Street Creative is to build a transformative state-of-the-art creative campus for studio and sound stage production, creative industry office spaces, business and technology incubation and industry specific job development within a collaborative ecosystem designed to drive economic development within the South and Southeast Los Angeles communities while leveraging the greater Los Angeles County creative industry.
The project is being developed by 4S Bay Partners, LLC, a single-family office based in Chicago that strives to eliminate prejudice and the inequities of our society. They partner with community to create economic opportunities and amplify storytelling of, for, and about marginalized communities. They achieve their mission by deploying creative private capital investments.
4S Bay Partners, LLC has entrusted Pantheon Development to lead a collaborative team of top African American and diverse South Los Angeles development, design, construction, financial, business development and nonprofit leaders with long-term and vested community interest to bring the Stocker Street Creative campus to fruition. JGM is the project architect, Urban Design Center is serving as the community development consultant, Stewart Manhattan, Inc. is the construction manager, Daughrity Real Estate is the broker and property manager and Curtom Dunsmuir/Matt Construction is the general contractor.
